When people call me about land, most of them want the same three things: good access, ground they can actually use, and room to change their mind later. You usually get two out of three. This tract has all three.
TBD Berryville Road is 39.81± acres in Union County, just outside Jonesboro. It’s listed at $220,000, which works out to about $5,526 an acre. It’s a short drive to Jonesboro and the towns around it, but once you’re standing on it, it feels like the country.
What sets it apart is that it’s already subdivided in the county records. That step costs most buyers time and money after closing. Here it’s done.

Why “Already Subdivided” Matters
Most forty-acre tracts come to market as one piece. If you want to sell off a corner, put a house on the back, or set up a few build sites for family, you start that process after you buy. That means paperwork, waiting, and hoping it works out the way you planned.

The land rolls gently and looks out over the Southern Illinois hills around it. There are several spots that would make a good home site, so you have choices about where the house goes and which way it faces.

For someone who wants to build a home, that counts for a lot. For someone who hunts or just wants to spend time outdoors, it counts too.

Who This Tract Fits
I’ve listed this as agricultural, investment, recreational, and future residential ground. That isn’t me trying to cover every base. The land really can be used each of those ways, and the subdividing means you don’t have to pick just one.
Greg’s Take
Land listings usually say “development potential” and leave the hard part to you. On this one, the subdividing in county records is done and there are two roads in, one of them newly built and maintained by the county. That’s real work you won’t have to do. My advice is to walk it before you decide what it’s for. Stand on a few of the home sites, look at the fields next to the woods, and then figure out whether you want to keep it whole or split it up. At about $5,526 an acre, there’s room to go either way.
