The Carterville Read: Fewer Sales, Prices Holding

Through the first half of 2026, 195 homes closed in the 62918 ZIP, down from 228 over the same stretch in 2025. That sounds like bad news until you look at what happened to price: the typical monthly median ran about $208,000, and June 2026 closed at $255,942 against $255,000 in June 2025 — essentially dead even at the top of the season.

Translation: Carterville is not softening, it's tightening. Fewer homes are trading because fewer are coming up for sale, not because buyers walked away.
