10 Tips for First-Time Buyers

Practical, no-fluff advice for buying your first home in Southern Illinois.

Buying your first home is the biggest purchase of your life — and in Southern Illinois, it's more within reach than almost anywhere in the country. After 25+ years and thousands of closings, here are the ten tips I give every first-time buyer who walks into one of our offices.

1. Talk to a lender BEFORE you fall in love with a house

Pre-approval first, house-hunting second. It tells you your real budget, and in a tight market a pre-approved offer beats a "let me check with my bank" offer every time. Our in-house lender Jarod Sanders can usually get this done in a day.

2. You probably don't need 20% down

The 20% myth stops more first-time buyers than any other. Conventional loans go as low as 3% down, VA loans are zero down for veterans, and much of Southern Illinois qualifies for USDA zero-down rural programs. Ask what YOU qualify for — don't assume.

3. Budget for the whole payment, not just the price

Principal, interest, taxes, insurance — and if you buy in a flood zone or with a well and septic, know what that means before you sign. A good broker walks you through the real monthly number.

4. Get the inspection. Always.

A few hundred dollars for a professional inspection is the cheapest insurance you'll ever buy. It's not about killing deals — it's about knowing what you're buying and negotiating repairs from strength.

5. Don't drain your savings to the last dollar

Homes come with surprises — a water heater, a roof leak, a furnace on a January night. Keep a cushion after closing. A slightly cheaper house with money in the bank beats a stretch purchase with nothing left.

6. Shop the town, not just the house

7. Don't buy the most expensive house on the street

The cheapest good house in a strong neighborhood appreciates better than the fanciest house in a weak one. Boring advice. Still true.

8. Keep your credit quiet during the process

No new trucks, no new credit cards, no big furniture financing between pre-approval and closing. Lenders re-check, and new debt can sink an approval days before you get the keys.

9. Use a buyer's agent — and use their guarantee
