You Cannot Afford the House. You Can Probably Afford the Lot.

29 pieces of land are for sale around Lake of Egypt right now — 15 of them under $50,000. Here is what separates a $5,500 parcel from a $435,000 one, and what to check before you buy either.

Every few weeks somebody tells me they would love a place at Lake of Egypt but the houses are out of reach. Fair — waterfront homes here run into the high six figures. But that is not the only door in. Right now there are 29 pieces of land for sale around the lake, and fifteen of them are under $50,000.

So this week we are not looking at houses. We are looking at dirt: what a lake lot actually costs, what makes one worth eight times another, and what you need to know before you buy one.

At This Lake, You Are Not Buying Acres. You Are Buying Position.

This is the single most important thing to understand before you shop, and the numbers make it undeniable. Look at what an acre costs depending on where it sits:

That is an 81-to-1 spread on the same lake. Nobody is paying $435,000 an acre for soil quality. They are paying for water frontage, for a buildable slope with a view, for a subdivision with utilities already at the road. The eighteen acres at five grand an acre are back off the water — beautiful, useful, a fine place to build, but a different product entirely.

When you see two lake lots with a big price gap, the answer is almost always one of four things: water frontage, dock rights, utilities at the lot line, or whether the ground will actually perc. Ask about all four, every time.

Three Lots That Show the Range

🌴 The Toe in the Water — $5,500

Indian Camp Dr · Goreville · 0.19 acre

Fifty-five hundred dollars. That is less than a decent used car, and it buys you a recorded parcel in a lake subdivision. At this price you are buying optionality, not a building site — a small lot like this may be best as an add-on to a neighboring parcel, a place to park a camper if the covenants allow it, or simply a long hold. Do your homework on setbacks and septic before you picture a house on it. But if you have ever said "someday" about this lake, someday starts here.

🏠 The One You Actually Build On — $38,000

Luxor Landing Ln · Goreville · two lots, 2.0 acres combined

This is the sweet spot most families should be looking at. Two adjoining lots sold together gives you real elbow room, room to place a house well back from the road, and a buffer you control on at least one side. Nineteen thousand an acre in a lake subdivision is honest money. Pair it with a construction loan and you are building the house you actually want instead of buying somebody else's 1978 floor plan.

🌟 The Premium Position — $435,000

Parrish Ridge Dr · Goreville · 1.0 acre

One acre, and it is priced like eighty. That number only makes sense if the position is exceptional, and on this lake that means water. This is what people mean when they say the good spots do not come up often — the land itself is the scarce thing, and a buyer here is competing with everyone who has been waiting years for a specific kind of frontage. If that is the house you have been planning your retirement around, this is the tier you are shopping in.

Also on the market right now: a 37-acre tract on Lake of Egypt Rd at $899,900 and 19.8 acres on Grange Hall Rd at $1,500,000 — both development-scale plays rather than single homesites — plus a $275,000 two-acre parcel on Stony Point, $125,000 for 2.1 acres on Clifty Heights, and a cluster of Parrish Ridge lots between $15,000 and $100,000.

Five Things to Check Before You Buy Any Lake Lot

📋 The Land Checklist

  • Will it perc? If there is no sewer, a failed septic test can make a lot unbuildable. Make your offer contingent on it.
  • Where does the water and power actually stop? "Utilities available" and "utilities at the lot line" are very different sentences, and the gap between them can cost five figures.
  • What do the covenants say? Lake subdivisions often carry minimum square footage, build-by deadlines, and rules about campers and outbuildings. Read them before you close, not after.
  • What are the dock and water-access rights? Being near the water is not the same as being able to put a dock in it. Get the specifics in writing.
  • How is it zoned, and where is the flood line? Both change what you can build and what insurance will cost you.

None of this is meant to talk you out of it. It is meant to keep you from buying a beautiful piece of ground you cannot build on — which happens here more often than it should.

What Greg Holthaus Sees in Lake of Egypt Land

Land is the most mispriced thing at this lake, in both directions. There are lots sitting unsold at prices that assume water access they do not have, and there are genuinely good building sites that people scroll past because a listing photo of an empty field does not sell the way a kitchen does. That inefficiency is the opportunity — if you are willing to walk the ground and ask the five questions above, you can buy better here than you can buy a finished house. My honest advice: decide first whether you are buying water or buying space, because they are two different markets that happen to share a name. Then let one of our brokers walk it with you. Half of what matters about a lot you cannot see in a listing.
