Most buyers who call me start their search pinned on Marion. Fair. Marion has the hospitals, the Aisin shift change, the Route 13 shopping, and the listings that show up first when somebody types "Southern Illinois" into a national search site.
Then we open the map ten minutes north, and the same budget starts behaving differently. That stretch is Johnston City — and it is still one of the most honest values left in Williamson County.
What Johnston City Actually Is
Johnston City is a coal-era Williamson County town of about 3,300 people on old Illinois Route 37 between Marion and West Frankfort, with Interstate 57 just west of the city limits. That location is the whole pitch once you strip the marketing off it: work a Marion job, use a Marion hospital network, and still come home to a street where the neighbors know which truck is yours.
The housing stock matches the story — early-1900s coal-era houses, mid-century ranches, and a thinner layer of newer builds on the edges of town. You will not find a wall of $400,000 new construction here. You will find houses people actually live in. That is why first-time buyers and downsizers keep ending up on my calendar once they widen the pin.

Schools and Friday Nights
Johnston City CUSD 1 runs four buildings in town — Jefferson, Lincoln, Washington, and the high school — so families are not stitching districts together across a county line. Roughly 1,100 students. Indians athletics are the social calendar, not a logo on a brochure.
If you have kids, that matters more than another granite countertop photo. If you do not, it still tells you something: people show up. A town that fills a gym in January tends to keep its streets and its property values from going quiet for the wrong reasons.
What the Money Buys Right Now
I will not invent a town-wide median from a thin week of closings and pretend it is gospel. Johnston City is a small market. One or two sales move the monthly number around.
What I can tell you from walking this inventory: buyers who feel priced out of the Marion houses they actually like often still have options here in the high $100s and low $200s — especially if they will take a ranch, a usable garage, and a lot that is not a postage stamp.

Who It Is For — and Who Should Keep Driving
It is a fit if you want a smaller town without quitting the Marion/Herrin job market, you care more about yard and garage than about being three minutes from every chain restaurant, and you will shop houses on their condition instead of ZIP-code prestige.
Keep driving if you need walkable downtown energy every night, you will only consider brand-new construction, or your daily orbit is locked to Carbondale. Johnston City will not become Carbondale. That is not a flaw. It is the point.
Neighborhood Thursday Takeaway
Widen the pin. Marion is a strong market and a strong place to live — and it is not the only place your money works in Williamson County. Johnston City sits in the seam between Marion's employment base and Franklin County's northern pull, with a hometown school district and housing that still lets a first paycheck become an actual house.
