Two in Herrin, Back to Back

Every open house this weekend across Williamson, Jackson, Franklin and Union counties. There are three — and two of them are a mile apart on Saturday afternoon, at opposite ends of the price range.

Here is every open house scheduled this weekend across Williamson, Jackson, Franklin and Union counties. There are three of them, and all three are in Williamson.

The useful part is how they are arranged. Two are in Herrin on Saturday, back to back, about a mile apart — one ends at one o'clock and the other starts at two. If you have a free Saturday you can walk through both without hurrying, and they sit at opposite ends of the price range, which makes them genuinely worth doing together.

Saturday, September 19

🏠 Indian Hill Dr, Herrin — 10:00 AM to 1:00 PM

$255,000 · 3 bed · 2 bath · 1,748 sq ft · built 1959 · price reduced $10,000

The bigger of the two Herrin houses and the one with the longer window — three full hours, so there is no need to plan your morning around it. Seventeen hundred square feet at $146 a foot in a town whose twelve-month blended median sits around $134,000, so this is above the middle of the Herrin market and priced like it. It has already come down ten thousand dollars.

Starts an hour after the first one closes, which is not an accident worth wasting. Eight hundred and eighty square feet is genuinely small — three bedrooms and one bath in that footprint means compact rooms, and you should go look rather than imagine it. At $150,000 it is right at the Herrin median, and it has come down fifteen thousand.

Sunday, September 20

$484,000 · 3 bed · 2 bath · 2,650 sq ft · 2-acre lot

The weekend's only Sunday showing and its top end. Twenty-six hundred square feet on two acres in Carterville, at $183 a foot. Worth knowing before you go: Carterville has the newest housing stock of any town we cover — about a third of what is for sale there was built in 2000 or later — and two-acre lots inside a town that size are not common. If land and space are what you are shopping for, this is the one of the three to make time for.

What About the Other Three Counties?

Nothing. Jackson, Franklin and Union counties have no open houses scheduled this weekend — not a thin lineup, an empty one.

A note on that, because it is easy to be misled here. Search any of those three counties on the big listing sites this week and you will get a screen full of results. Almost all of them are in Missouri. The Union County page returned eighteen listings and exactly one was in Illinois — and that one was in Murphysboro, which is Jackson County, two weeks out. We check the state and the county on every address before it goes in this post, which is why our list is shorter than what you will see on a portal and why everything on it is actually here.

Both Saturday Houses Have Already Come Down

One pattern is worth pointing out, carefully.

Both Herrin homes are showing price reductions — ten thousand off one, fifteen off the other. We do not know why either seller adjusted, and we are not going to speculate about anybody's situation in public. But a reduction followed by an open house is, at minimum, a seller doing two things at once to get attention.

That connects to something we found in Marion yesterday: the town has roughly two months of housing supply, which is a seller's market by any standard measure, and yet the median home still takes about 57 days to sell. Tight inventory has not produced a frenzy. Sellers who priced ambitiously are still discovering that scarcity alone does not close the gap — and the ones who adjust and then open the doors are the ones behaving like they want it sold.

If you are a buyer, that is worth knowing walking in. These are not take-it-or-leave-it situations.

Three Houses Is Not the Market

The honest limitation of any open-house roundup: three homes are three homes. There are hundreds for sale across these four counties right now, and the one that fits you is probably not among the three that happen to have a sign out this weekend.

The open house is a convenience, not a gate. Any home listed anywhere in Southern Illinois can be shown to you by a SIRE broker, on an evening or a weekday or whenever actually works, usually within a day or two. You do not have to wait for somebody to schedule a Saturday.

What Greg Holthaus Tells People About Open Houses

Go to them. They are free, nobody is going to make you sign anything, and walking through four or five houses teaches you more about what you actually want than a month of scrolling ever will. The two in Herrin on Saturday are a genuinely good afternoon for that — same town, ninety minutes apart, a hundred thousand dollars apart in price. You will learn something about your own priorities by standing in both.

What I would not do is treat the open-house calendar as the list of what is available. It is the list of what has a sign out. Those are different lists, and the second one is about fifty times longer.

And take somebody with you who will say the unwelcome thing about the foundation while you are still standing in the driveway, instead of after you are emotionally committed. That is most of what we are for.

Do I need an agent to attend an open house?
No. Open houses are free and open to anyone, and you are not obligated to sign anything to walk through. The agent hosting represents the seller, though, so bringing your own broker means having someone at the property whose job is to point out problems rather than features.
Can I see a home that is not holding an open house?
Yes, and that is most of them. Any listed home in Southern Illinois can be shown by a SIRE broker, typically within a day or two, at a time that suits you. The three homes with open houses this weekend are a small fraction of the hundreds currently for sale across these four counties.
Does a price reduction mean a seller will accept a low offer?
Not by itself. A reduction shows the seller is responding to the market, which generally means more willingness to negotiate than a brand-new listing at an ambitious price. But how much room exists depends on the individual property, how long it has been listed and the seller's own circumstances, none of which is visible from the listing.
