1. Declutter like you're already moving
You ARE moving — start now. Pack up half of what's on shelves and counters and a third of your furniture. Rooms instantly look bigger, and buyers can picture their life instead of navigating yours. Rent a storage unit if you have to; it pays for itself.
2. Deep clean like it's an inspection
Buyers open ovens. They look at grout, baseboards, ceiling fans, and window tracks. A professionally-cleaned house whispers "well maintained" through every showing. This is the single highest-return dollar you'll spend.
3. Depersonalize the walls
Family photos, trophies, collections — pack them lovingly, and take them down. You want buyers imagining THEIR photos on those walls.
4. Fix the small stuff
The dripping faucet, the sticking door, the burnt-out bulb, the cracked switch plate. Each one is $5 and ten minutes — but to a buyer, each one asks "what else did they ignore?"
5. Paint beats everything
Fresh neutral paint is the cheapest transformation in real estate. Warm whites and soft grays photograph beautifully and let the buyer's furniture work in every room.
6. Let there be light
Open every curtain, raise every blind, turn on every lamp for showings and photos. Bright rooms feel bigger, cleaner, and happier. Swap dim bulbs for brighter ones — same fixtures, new house.
7. Don't forget the first 10 feet
Buyers decide fast, and the first impression is the driveway, the front door, and the entry. Mow, mulch, power-wash, and put a pot of flowers by the door. On lake and country properties, mow the view line — sightlines sell acreage.
8. Stage the life, not just the rooms
A coffee tray on the kitchen island. Fresh towels in the bath. A fire in the fireplace for winter photos. You're not selling square footage — you're selling the feeling of living there.
9. Get professional photos
Almost every buyer sees your home online before they see it in person — the photos ARE the first showing. Staging only pays if the camera captures it. (Every SIRE listing gets professional marketing; that's the job.)
